Developers JR Cozens Wiley Ltd are transforming a C19th octagonal farm building into a series of purpose built, sustainable office accomodations that will provide a raft of business opportunities on the outskirts of Norwich.
The Grade II Octagon Barn, which over recent years has become increasingly derelict, is being completely refurbished and converted into a unique and dramatic office complex. The unsightly farm buildings which had been built during the 1950's and 1960's around the Octagon, have been completely demolished and are being replaced with a series of additional commercial units, built using traditional materials, yet offering the latest in modern office requirements.
The restoration and conversion of the Octagon itself, is projected to cost in the region of £750,000.00 to £1m and the value of the surrounding offices will gaurantee this venture as commercially viable. When completed, the whole development will provide around 47,000 sq ft of lettable space, while preserving one of the most historically significant buildings in East Anglia.
Thought to have been built around 1836, the Octagon is one of only 4 such buildings known to still be standing in the UK. Believed to have been originally built as a thrashing barn, the building was then used as a granary and then a cattle building before falling out of use and into disrepair as modern agricultural systems moved away from the use of traditional farm buildings.
The new Octagon when completed, will include a double storey unit containing two offices on the east side; a further commercial unit on the west wing and the central octagon area serving as that building's fulcrum and reception. Flanked by the new traditionally built brick and flint offices on either side and sitting above the main courtyards to the south, the Octagon will form the centre piece of this unique office development.
16 office units that range from 872 ft sq up to 2,992 ft sq offer a wide choice to any occupier, with the ability in many cases to combine adjoining offices to give the ideal required working areas and facilities. The open plan designs allow for bespoke internal layouts and each unit is serviced by LG3 lighting and broadband cabling as standard. Ground source heating and comfort cooling with positive natural air ventilation systems; the use of natural light and the solid brick and flint built construction, reduces the amount of energy required and ensures maximum environmental sustainability.
